Ever wondered why so many clients are looking at Jadescape Residences?

  • Let’s look at the land-bid price:-
    Jadescape Residences was the previous Shunfu Ville enbloc development. Within the Thomson, Marymount district, there is no more available land with such proximity to MRT station that competes with this development. Further, the newest development by far is Thomson Impressions which T.O.P in 2018, with only 288 residential units. In terms of further potential price increment, we are actually looking at Braddell View (the last HUDC development) enbloc.

*Braddell View did launch their 2nd attempt at collective sale on 13th August 2019. The reserve price translates to a land rate of about S$1,159 per square foot per plot ratio (psf ppr), after factoring in the 7 per cent bonus balcony gross floor area, the estimated differential premium, as well as the cost of topping up the lease to a fresh 99 years.*

  • Let’s look at transacted pricing of Jadescape over the past 1.5 years (as illustrated from EdgeProperty with data picked out from URA). As seen, the prices of units at Jadescape hovers around ~$1500 to about ~$1800 psf for a City-fringe development, near MRTs, good schools and future URA Masterplan developments (North-South Corridor). Taking $1650 psf as the average transacted pricing, Qingjian has given their units a ~56.8% markup. Given the dollar-cost averaging technique used by developers when pricing their units from cheapest (during launch day) to a gradual increment close to the TOP dates, we can see that Jadescape prices has relatively remained constant with not much deviation. Further, Jadescape has been touted to be Qingjian Realty’s most luxurious and mega condominium development (Past Projects: River Isle, Riversound & Nin Residences – have see 99% profitable transactions  after T.O.P obtained till date – so no issues with the “Chinese” developer quality) .

  • Units are tastefully furnished with high quality finishes – including a smart dishwasher, filtration system attached to Kitchen Sink, Smart Homes – Camera Surveillance, Digital Lockset and Booking of Facilities. Unfortunately, despite these added perks for buyers, The commonly faced objections by clients is the prices of the units. The Drawback – The sizes of the units at Jadescape is usually bigger than the rest of the City-Fringe development, which results in an overall higher purchase quantum for buyers. Take for example, the cheapest one bedroom unit at Jadescape is going at $898,571 (#02-57) – 527 sqft. Two bedrooms $1,275,408 (#01-10) – 764 sqft. The typical sizes of the one and two bedrooms are about ~100sqft bigger than other developments in the City-Fringe at Jadescape. The focus on designing liveable spaces, though appreciated, entry price becomes a concern for buyers with the overall income required to own a unit here being higher.
